A boundary survey is administered in order to establish the boundaries of a land using its legal description and other supporting information, especially when new monuments are built around the property boundary.
Property and Timber Boundary Surveys
A property boundary survey is administered in order to establish the boundaries of a property using its legal description, prior recorded surveys, and other supporting information. Normally a boundary survey is not filed with the County Surveyor unless permanent monuments are placed at the property boundary corners.
Lot/Property Line Adjustment Surveys
This type of boundary survey involves the relocation of a common line between two abutting properties, and no additional properties are created. Most cities and counties require an application with their planning department, who will rule on said adjustments relative to the local land development codes.
Land Partition Surveys
In Oregon to partition land means to divide a piece of land into not more than three resultant parcels within a calendar year. Most cities and counties require an application with their planning department to start the process. In most cases, a boundary survey of the parent property is required. Ultimately parcels less than 10 acres require finding or setting permanent corner monuments at all changes in the direction of each parcel boundary. Because permanent monuments are set an official plat map, it must be recorded with the local county surveyor. Most of the time, permanent monuments are not required for parcels over 10 acres and only a plat map must be filed with the county surveyor.
A subdivision is a type of boundary survey where a parent tract boundary is surveyed and then divided into four or more lots within a calendar year. Most cities and counties require an application process with their planning department and they will rule on said subdivision relative to local development codes. The final subdivision plat is a map ultimately filed with the county surveyor and the county clerk.
FEMA Elevation Certificates & LOMAS
These are important tools of the Nation Flood Insurance Program administered by FEMA to determine flood damage risk and flood insurance rates.
Topographic Mapping Surveys
These types of surveys are used for engineering and architectural designs to depict the ground elevation topography of a specific piece of property. This type of survey can be used to show the effects of drainage or rainfall or to design the placement of buildings or roadways.
ALTA/ACSM Land Title Surveys
An ALTA/ACSM Land Title Survey is an improvement survey prepared to a set of standards that have been adopted by the American Land Title Association and the American Congress of Surveying and Mapping. It is used for many lending and other financing needs to show improvements, easements, right-of-ways, and other elements.
